We delighted to announce the completion of our multi-phase regeneration project in Savick, Preston.
This is a major investment that has transformed the heart of the community with high-quality family homes for affordable rent, along with a brand-new convenience store and a fantastic community library, run by Lancashire County Council.
In 2017, following extensive consultation with local people, we began developing the area around Savick as part of their regeneration programme. Residents played a key role in shaping the plans, telling us what mattered most to them and helping set a vision for the neighbourhood’s future.
The scheme was delivered across three phases:
Phase 1 (2018)
Redevelopment of the former Savick pub and surrounding land into 10 family homes, marking the start of the regeneration journey.
Phase 2 (2024)
Demolished outdated maisonettes and vacant shops on West Park Avenue to make way for 25 brand-new affordable family homes, alongside a brand-new convenience store and a community library. The former buildings had become unsightly and a magnet for anti-social behaviour.
Phase 3 (2025)
Redevelopment of the former Lea Church site, providing a further 17 brand-new affordable homes, completed in September 2025.
Together, these phases have transformed the Savick area and have delivered a total of 52 much-needed homes, including bungalows and 2, 3 and 4-bedroom family houses, as well as new community spaces that residents themselves identified as priorities.

We would like to thank everyone who has played a part in making the project a success, including local residents, Lancashire County Council, Preston City Council contractors, development partners and community stakeholders, all of whom worked closely with CGA throughout the phases.
The regeneration has created a vibrant, modern neighbourhood that reflects the needs of the people who live there. These developments reflect CGA’s ongoing commitment, outlined in their Corporate Plan, to have over 7,000 homes by 2030, invest in their communities and continue providing a wider choice of good-quality, affordable homes for local people.
