Almelo House Refurbishment

Over the past few months, our teams have been hard at work delivering a major refurbishment programme at our Independent Living Scheme, Almelo House.

The project was identified in 2024 by our Investment Team, who worked closely with the Independent Living Team to understand the priorities for the scheme and what improvements mattered most to tenants. A detailed visit to the scheme helped shape a clear specification and scope of works, focusing on improving both the quality and appearance of communal areas throughout the building.

Tenant involvement was central to the project from the very beginning. The Independent Living Team organised a coffee morning at Almelo House, where tenants were invited to view and choose from a range of flooring samples, wallpaper designs and colour schemes.

This consultation gave tenants the opportunity to directly influence the final decorative finishes, helping to create a more welcoming and personalised environment that reflects their preferences.

Improvement works carried out

The refurbishment works were delivered over a 14-week programme in partnership with our contractors, Higher End Construction. The extensive programme of improvements included:

  • Removal of existing wallpaper and installation of new wall coverings
  • Preparation and re-staining of woodwork, including handrails, skirting boards and architraves
  • Full redecoration of painted surfaces and ceilings
  • Boxing in exposed pipework in the ground floor laundry room
  • Removal of the electric fire and surround in the main lounge, alongside plaster repairs
  • Replacement of fencing panels and posts in the rear communal garden and bin store area
  • Installation of new wall lights across ground and upper floor corridors
  • Installation of new ceiling lights in the main lounge
  • Installation of new uPVC double doors to the ante space

Areas refurbished

Works were completed across a wide range of communal spaces, including:

  • Communal lounge
  • Kitchen
  • Entrance area
  • Ground floor corridors and bathroom
  • Office
  • Ground and upper floor laundry rooms
  • Three stairwells
  • Upper floor corridors
  • Ground floor ante space

The completed refurbishment has significantly improved the overall look and feel of Almelo House, creating brighter, safer and more welcoming communal areas for tenants and visitors alike.

This investment reflects our ongoing commitment to ensuring our tenants live in high-quality homes and well-maintained communities.
